Patterson Construction and Consulting Company, LLC offers a full range of services and can assist you in several phases of your project, including Development, Pre-Construction, and Construction. Whether we're working in only one phase or overseeing the entire project, we offer the following services, tailored to your specific needs.
DEVELOPMENT
Site Selection, Site Planning and Preliminary Design - PCCompany can guide you through the process of project development. In conjunction with our associates, we can assist you with conceptual site planning services. Site planning early in the due diligence phase provides a method of screening for suitable sites and to highlight issues that will need to be addressed during development. Important considerations to be reviewed during this stage include visibility, access, topographic constraints, setbacks and easements, parking configurations and building orientation.
Land Use Approval - At your request, PCCompany will obtain the right to secure approvals from the local jurisdiction, through meetings with city planning staff and zoning administrators, and representation at appropriate hearings. PCCompany will orchestrate all elements necessary to obtain suitable use approvals, consistent with your proposed use.
Due Diligence Coordination - PCCompany will coordinate for you all aspects of site investigations, engagements of engineering consultants including Architectural, Civil, Environmental, and Geo-technical specialists. PCCompany will actively manage site design and investigation of site related development costs and municipal fees.
PRE-CONSTRUCTION
Engineering/Design Coordination - PCCompany has the capability to select, initiate and manage the relationship with architectural and engineering consultants. These consultants prepare the detailed construction documents for both the site and the building. PCCompany works with these consultants to prepare plans that display innovative design, utilizes cost effective construction practices, and adheres to all local and state codes.
Permitting - PCCompany reviews and works with you to approve final construction documents prior to submitting to local authorities. Completed construction documents are then submitted to local and state plan reviewing authorities to secure all site development and building permits.
Bidding - PCCompany distributes construction documents to pre-qualified subcontractors. Once all subcontractor proposals are received, we perform a comparison analysis for each trade, negotiate bid amounts and issue purchase order agreements for all labor, materials and equipment required for the construction of the project.
CONSTRUCTION
Design/Build - PCCompany offers complete Design/Build services to provide a true "turn key" approach to the project. Because this method promotes single source responsibility, we feel that design/build projects allow you the best opportunity to accomplish your goals in the areas of cost studies, design, budget constraints, and construction.
General Contracting - PCCompany's proven experience, methods, and personnel will provide the most professional, efficient construction services for you. Our project managers and superintendents bring a wealth of experience to the field, from a wide range of projects. PCCompany is currently licensed as a General Contractor in the state of Virginia.
Construction Management - PCCompany can serve as your Construction Manager, negotiating and managing the work of all prime contractors and consultants, to meet your specific objectives. We provide professional management techniques to further your interest by furnishing our experience and skill in construction means and methods.
ROOF CONSULTING
We provide comprehensive roof condition analysis, sub-surface moisture investigations, roof repair/replacement design specifications and project management/support services for all types of roof systems. We have evaluated in excess of 50,000,000 square feet of roof area. The combined experience of our principals, project managers and support staff that would be involved in your work represents more than 50 years of hands on roof inspection, testing and design experience. With more than 30 years of experience in the roof consulting industry, PCCompany has a proven track record of providing our clients with quality service and personal attention.
CONSTRUCTION CONSULTING
We provide engineering analysis of the entire building envelope with regard to water infiltration and energy concerns from the building foundation to the roof. Since black mold often results from a water infiltration occurrence, we have recently expanded our consulting and construction services to include mold remediation. We have developed flashing details for EIFS construction that are used in our new and renovation projects to address current deficiencies in EIFS specifications and details. PCCompany takes pride in our ability to understand water infiltration issues and the challenges associated with good design and construction practice.
